Conveyancing challenges in 2019

The prevalence of properties being unnecessarily sold on a leasehold basis feature high on the list of factors concerning buyers and solicitors in 2019.

There has been a lot of publicity surrounding unscrupulous developers creating leasehold titles whilst retaining the value of the freehold for future resale. The effect of this has been to knock confidence in the leasehold property sector.

The Ministry of Housing, Communities & Local Government (MHCLG) published a consultation in October 2018 relating to the proposal to abolish most new-build leasehold houses and to cap ground rent for new leases at £10 a year.
